Q: Do I have to pay an agency fee?
A: The agency fee is the equivalent of 1 weeks rent.
Q: What will the deposit be?
A: We usually ask for the equivalent of one months rent plus one hundred pounds as a deposit on a property. This is refunded in full when you leave the property, provided it is vacated in the same condition as when you move in.
Q: How long will the tenancy be for?
A: We usually have a minimum tenancy period of 6 months. However, some landlords are flexible. If you are interested in a property, please contact our lettings team to discuss your requirements.
Q: Do you deal with rooms in house shares?
A: It is not usual for agencies to deal with house shares, but they do occasionally become available.
Q: Can I have a pet?
A: This is at the landlord’s discretion. If you have any special pet requirements please contact our lettings team for advice as our experienced staff can often help.
Q: Can I view at the weekend or in the evening to suit my schedule?
A: At Sherlock homes we understand that it is not always convenient for people to view properties during the usual working hours. Our shop is open 7 days a week and we are always available to make arrangements to view a property that suit you and the landlord. It is possible to view on Saturday and Sundays, plus weekend evenings.
Q: Will my tenancy be protected under the Housing act 2004 regulations?
A: Yes. This ensures the property that you are renting meets all of the legal standards for heath and safety etc.

Q: What areas do you cover?
A: Currently we operate and are highly visible in postcode areas M21 (Chorlton Green area), M20, M16, M1, M32, M15, M28, M45 and WA1. Whilst we are recognisable in these areas we continue to invest and market in new locations.
Q: Do you accept housing or similar benefits?
A: Yes, however this is at the Landlords discretion.
